Moisture Control

Moisture control is an important component of our termite management program. Our technicians will clean your crawl space of wood debris and investigate all conducive conditions. Automatic temperature controlled foundation vents, vapor barriers, and power vents in basements and crawl spaces as well as crawl space encapsulation may be recommended.

Crawl Space Encapsulation

Enviroguard’s encapsulated crawl space service is designed to eliminate moisture, mold, mildew, wood decay fungus and other wood destroying organisms within your home’s crawl space. The result is a clean, safe, and bright space that is easy to maintain.

Excessive crawl space moisture can cause many structural issues to occur in your home and it can also lead to health issues caused by molds. The following structural issues associated with excess moisture are reduced or eliminated by properly closing or encapsulating the crawl space:

Foundation Vents
We feature Temp-Vent®foundation vents, especially designed for the pest control industry to reduce moisture and deter termites.

1. The finished, encapsulated crawl space

2. The subfloor is cleaned and sealed

3. 2 ½ inch Bora-Foam™ Board is added to the seal plate between floor joists to prevent moisture and insulate the crawlspace

4. Sump pump with a battery backup is installed along with a French drain along the foundation wall

5. Plumbing is shown from the sump pump to outside. A freeze guard ensures the pump works throughout the winter

6. A pop-up drain from the sump pump lowers out of the way to allows easy access with a lawn mower and other lawn equipment

7. 2 ½ inch Bora-Foam™ Board is installed to insulate the crawl space and is treated to protect against termite infestations

8. A small inspection area is left (at the top of the sill plate) so pest management professionals can check for any termite activity

9. Lighting is installed in the crawlspace to make initial installation and future inspections easier and safer

10. A dehumidifier removes moisture from the crawlspace and a condensation pump sends the water outside to the sump pump

11. The floor liner contains reinforced cords and is available in 12 and 20 mil thickness

12. 4” seam tape is used to seal all entry points and seams in the insulation and floor liner throughout the crawl space

13. Support piers are wrapped with the same liner as the floor

14. Vent covers replace existing vents

15. Vent covers look like the home’s original foundation vents

16. A sensor reads the temperature and humidity and is displayed on a console inside the home
